Twelve tasks across six stages, each with a completion criterion and its own checklist. This file carries no suggested days on purpose: the agent sets listing milestones at creation, and after agreement every date comes from the agreement itself rather than from a template.
A sale falls over on a date nobody was watching. The conditions in the agreement each carry their own deadline, they live in a PDF, and the first time anyone checks whether a condition was satisfied on time is when the other side's lawyer asks.

Because for most of the sale there is no sensible default. Listing milestones depend on the property and the market, and once an agreement exists, every condition date comes from that document. A placeholder date here would be a liability, not a help.
